New £750 million Nottinghamshire community granted outline planning permission
A new flagship mixed used development set to create more than 2,500 new jobs and provide up to 3,000 homes has been given the green light by Rushcliffe Borough Council.
The most significant mixed use development in the East Midlands, this £750 million project, known as Fairham Pastures, will bring much-needed employment and housing to the area. It will also create a thriving new community with new health, education, leisure, retail and community facilities for residents in a well-planned, safe and friendly environment.
The site, to the south of Clifton, sits alongside the new £150 million A453 Remembrance Way that links directly to the M1. It is also next to the NET tram terminus at Clifton, within a 15 minute drive of East Midlands Airport and a 15 minute drive or tram ride from Nottingham city centre.
Rushcliffe Borough Council’s planning committee, meeting last night (Thursday 25 January 2018) at Rushcliffe Arena, approved outline planning for the 606 acre development by a unanimous vote.
The scheme forms a key part of Rushcliffe’s Local Plan and will help meet the borough’s commitment to deliver 13,500 new homes over the next ten years.
Derbyshire-based developer CWC Group and its landowner consortium partners have substantial expertise and experience in delivering high quality developments across the UK. The consortium aims to deliver a distinctive and high quality development that enhances the existing area while providing much needed new housing, facilities and jobs for local people.
CWC Group Land and Planning Director, Robert Hepwood, said:
“This is the most important development in the East Midlands. It will deliver in excess of 2,500 new jobs as well as up to 3,000 new homes in a sustainable and strategic location just minutes from Nottingham city centre. Connecting by road directly to the M1, East Midlands Airport and the future HS2 station at Toton, it will be an ideal location for people to live, work and play in.

This approval is a key milestone in bringing our exciting plans to fruition and establishing Nottinghamshire’s premier business and residential district.”
The outline planning consent includes more than £100 million of new infrastructure improvements as well as up to 3,000 new homes and up to one million square feet of employment opportunities. There will also be new local shops, a health centre, community buildings and a new primary school.
The scheme also includes provision for sports pitches, a destination park, children’s play areas, community woodland and four gypsy and traveller pitches. A safeguarded route for the NET tram will enable a future extension to be built.

“We welcome the scale and sustainability of this development, especially with its excellent transport links, and the opportunity it brings to create thousands of new jobs and homes for the people of Rushcliffe.
“This significant development will go a long way to demonstrating a viable five year land supply for Rushcliffe Borough. At present, the Council cannot do this and, as a result, a number of developments on unallocated sites have been approved at appeal.”
The development will be delivered in phases and is likely to take up to 15 years to complete. The next step will be the submission of detailed planning applications to deliver the new roads and site infrastructure as well as the first phase of employment and residential development.
The planning application was submitted by planning consultants Oxalis Planning on behalf of the landowning consortium led by CWC Group.
